Residential Projects

Our residential projects have included single-family urban and suburban houses and high-rise apartment towers, as well as hotels and hospitality facilities.  The nature of this building type — small-scale rooms for specialized functions — requires careful analysis of site conditions, especially solar orientation and potential views.

Our projects have included an urban townhouse in New York City that responded to the owner’s unique program that required both large spaces for social events and smaller private areas that would function as “home base” for business offices and personal hobbies.  The owner’s desire for maximizing daylight led to our organizing circulation underneath skylights and using clerestories to bring light deep within the building.

Also in New York City, Park Millennium Tower combined four distinct residential types (corporate short-term rooms, rental apartments, long-term hotel suites, and luxury condominiums) within a singular 47-story structure.  The tower is set back from adjoining avenues to minimize its impact on pedestrian activity, while ensuring long views toward Central Park and the Hudson River.
